Using a Realtor for Rentals

Using a realtor to find a rental property can be a great option AND make your life easier. Here are the steps and considerations when using a realtor to find a rental property:


  1. Understand the Role of a Realtor: Realtors are licensed professionals who can help you find rental properties.  They do more than just help with buying and selling real estate. Their services can include searching for listings, scheduling viewings, negotiating lease terms, and helping with paperwork.

  2. Find a Realtor: Start by finding a qualified realtor who specializes in rentals. You can do this by asking for recommendations from friends or family, searching online, or contacting a local real estate agency. Look for a realtor with good knowledge of the rental market in your desired location… I mean hey I could help you!

  3. Discuss Your Needs and Budget: Once you’ve selected a realtor, have a detailed conversation about your rental needs and budget. Be clear about your preferences, such as the type of property (apartment, house, condo), the number of bedrooms and bathrooms, location, pets and any specific amenities you desire.

It also helps to let your agent know your credit score because a lot of rentals have a minimum around 650. If it’s lower, DON’T WORRY. A realtor can help you negotiate around this.

  2. Viewing Properties: Your realtor will schedule property viewings for you. This can save you time and effort, as they can coordinate multiple viewings in one day. During viewings, take notes and ask questions about the property.

This includes discussing the rent, security deposit, lease duration, and any other conditions or requests you might have. Unlike when you hunt and apply alone, with a realtor nothing is set in stone!
  4. Paperwork and Legalities: Realtors are experienced in handling rental paperwork and lease agreements. They can assist in drafting or reviewing lease documents, making sure you understand your rights and responsibilities.

  5. Property Inspection: Your realtor may recommend getting a property inspection to ensure it’s in good condition before you move in. This can help identify any potential issues or maintenance needs. This also helps prevent the landlord from keeping all of your deposit, blaming you for existing issues.
  6. Finalizing the Deal: Once all terms are agreed upon, your realtor will guide you through the final steps, including signing the lease agreement and making any necessary payments.

  7. Costs: It’s important to understand the costs associated with using a realtor. In many cases, the landlord or property owner pays the realtor’s fees, but it’s advisable to clarify this beforehand. All realtors have you sign a buyer’s representation agreement. This ensures they get paid by the landlord and outlines what they’re supposed to do for you. They should go over it with you before signing. If they don’t….. FIND A DIFFERENT REALTOR. Like me…. just sayin.
  8. Feedback and Communication: Maintain open communication with your realtor throughout the process. Your realtor should be accessible by text most of the time. But remember they do have lives and other clients, so responses are not always immediate. Provide feedback after property viewings and let them know if your preferences or needs change.
